The newest Fannie Mae Guideline changes that apply to appraisers and took effect as of Sept. 01, 2010 have already been met by MVAI. We have been including those interior photographs for several years and we have always identified the exact data source in our appraisals. It's a new requirement from Fannie Mae, but it is not new to us at MVAI. Our constant updating and retraining keeps us ahead of our competitors. We are FHA approved. We keep up to date on all the recent FHA changes. FHA appraisals make up a large part of our workload. Our fees have always been reasonable and customary for the markets that we serve, that is one of the many reasons that we serve only ten counties. It is not possible to incur a travel and time expense to reach a distant county and still charge a fee that is reasonable and customary for that area. The local appraiser should have the advantage, in our opinion also. We do not add management fees. Our fee schedule is reviewed at least three times per year to make sure that we are leading the competition for reasonable and customary fees charged for our appraisal services. We have always insisted on being completely independent and we never have, nor will we, pay a fee to obtain appraisal orders.

Before you select an appraiser for a FHA loan assignment, ask how long that appraiser has been FHA approved. Our superior experience can save you from a big problem. We have been FHA approved, (roster listed), since 2004.
